Villa Peonia is a holiday villa located just steps from the Bay of Porto Frailis, on the eastern side of the district Arbatax, surrounded by a beautiful flower garden of 1500sqm. The villa is managed by the owners and maintains a high standard for different types of guests: families with children, couples or lonely travelers, who search a quiet accommodation.
Villa Peonia recalls an ancient villa, with roofs in Sardinian roofing-tiles and stone in the interior part. The villa consists of 6 large size apartments, tastefully furnished and well refined in every detail. On the ground floor there are two two- rooms apartments with four beds and one three-rooms apartment with 6 beds.
On the first floor there are two comfortable three-room apartments with terraces overlooking the garden; on the second floor there is a wonderful attic. All apartments are equipped with every comfort and furnished in a comfortable way.
Villa Peonia has an excellent position to reach the beach (just 500 meters away) by foot and all services: restaurants, supermarket, newsagent, church, bakery, deli-self service and chemist's shop.
Villa Peonia is the ideal place for those who prefer an elegant and quiet ambience with a particular attention to detail. For this reason groups are not admitted.

Payment Policy
40% of the total amount will be charged at time of booking, as confirmation deposit. Balance amount is due 45 days before check-in. Payments can be made by bank transfer or credit card. Accepted credit cards: VISA, MASTERCARD, AMERICAN EXPRESS.
Cancellation Policy
In case of cancellation following penalties will apply:
- Cancellations less than 30 days from the date of arrival no penalty, only the deposit already paid.
- Cancellations from 29 to 15 days from the date of arrival 70% penalty, in addition to the deposit already paid.
- Cancellations from 14 to 0 day before the date of arrival 100% penalty of the balance amount, in addition to the deposit already paid.
Property Policy
The price includes:
the use of the apartment, consumption of electricity, water and gas, kitchen towels, pots and pans, outdoor parking, final cleaning (not kitchen area), free wi-fi.
COMPULSORY EXTRA COST TO SETTLE ON PROPERTY
- Deposit: Euro 300,00 for any damage or misuse of the property, totally refundable at check-out. In case of check-out during non-office hours, the deposit will be refunded as soon as possible to the guests' home address.
OPTIONAL COSTS TO SETTLE ON PROPERTY (on request by booking)
- Bed linen and towels: Euro 15,00 per person;
- Room service (additional cleaning and/or change of beds and linen): Euro 50,00;
- Cleaning of kitchen area and crockery (in charge if not made by the customer): Euro 50,00;
- Beach towel rental: Euro 10,00 per week;
- Beach umbrella rental: Euro 10,00 per week;
- Baby bed or high chair (max 1 for apartment): Euro 5,00 per day;
- Extra bed (sofa bed in the living room): Euro 30,00 per day;
- Transfert to/from the port/airport of Cagliari or Olbia (max 4 seats). Euro 200,00 each way;
- Animals: not admitted.

Policy Checkin/Checkout
This property requires a minimum stay of 7 nights with arrivals and departures Saturdays.
CHECK-IN AND CHECK-OUT
Apartments will be delivered completely clean from 17.00 to 20.00 on Saturday of arrival. Any delay (no more than half an hour will be tolerated) has to be compulsorily arranged in advance. In any case, for arrivals after 20.00 a supplement of Euro 50,00 per apartment will be applied, deducted from the deposit.
The delivery of apartments must take place between 08.00 and 10.00 on the day of departure. Any delay has to be compulsorily arranged in advance, otherwise Euro 100,00, deducted from the deposit, will be applied.
Two-room apartment for 4 people, located on the ground floor and elegantly furnished. It is composed of a living room with kitchenette and double sofa bed, a double room, bathroom. It is equipped with air-conditioning, TV, washing machine, gas warmer, central water supply facility.

Penthouse
Penthouse for 6 people, elegantly furnished. It is composed of a living room with kitchenette and double sofa bed, a double room, a bedroom with two single beds, bathroom. It is equipped with air-conditioning, TV, washing machine, gas warmer, central water supply facility.

From Cagliari: drive on SS 125 following direction to Muravera/Tortolì for the main part of your route. Once you arrive in Tortolì follow directions to its marina, Arbatax.
From Olbia: drive on SS 131 DCN following directions to Nuoro/Cagliari for about 50 km; then take the route to Orosei/Dorgali and keep driving on SS125 to Baunei/Tortolì. Once you arrive in Tortolì follow directions to its marina, Arbatax.
